Art Fleahman

President and Founder

Art Fleahman brings over 45 years of expertise in specialized construction and coatings to his role as President and Co-Founder of Coastal Construction & Waterproofing. Recognizing a critical gap in the condominium industry following the Surfside Condo Collapse, Art established EIRS to address complex challenges faced by condominium associations, including compliance with Milestone and SIRS laws, restoration services, and reserve studies. His visionary approach and dedication to condominium safety make him an invaluable asset to EIRS and the communities it serves.

Lauren Niedergang

Office Manager

Lauren serves as the Office Manager at Coastal, where she plays a key role in both administrative operations and financial support. With a master’s degree in education and a strong background in teaching, she brings exceptional organizational and leadership skills that contribute to the smooth operation of Coastal’s day-to-day activities. A versatile and detail-oriented professional, Lauren is recognized for her ability to manage complex processes with accuracy and care. Her commitment to providing staff with the resources and support they need fosters a productive and collaborative work environment. Vanna Blankenship

Marketing Coordinator

Vanna Blankenship leads marketing, outreach, and bid coordination at Coastal. She is responsible for developing strategic marketing initiatives, expanding client relationships, and crafting competitive bids for projects. Her expertise in communication and global perspectives allows Vanna to create impactful outreach campaigns that resonate with clients and stakeholders. Project Coordinator
